Updates on Proposed Subdivision in Grafton: Stonewall Farms Development Paused by Village Board
The Village of Grafton is buzzing with excitement as plans for a new subdivision called Stonewall Farms are in the works. The proposal includes adding 350 housing units to the area, featuring a mix of single-family homes, duplexes, and fourplex units.
However, the next steps for the development hit a temporary pause as the Village Board recently tabled items related to Stonewall Farms. The board was scheduled to vote on annexing and rezoning the property at 4912 Highway 60, as well as a pre-annexation agreement for the same property. Village Administrator Jesse Thyes explained that the items were tabled due to some outstanding issues in the pre-annexation agreement but are expected to be reconsidered at the next Village Board meeting on December 20.
Developer Robert Tillmann brought forward the proposal for the Stonewall Farms subdivision, which was discussed at the Plan Commission meeting in September. The development will cover about 81 acres at the northeast corner of Highway 60 and Keup Road, with the preliminary plat including 184 home units in the southern half of the subdivision. The northern half will be developed at a later time.
In order for the project to move forward, the land will need to be annexed into the village from the Town of Cedarburg, and the Village Board will need to approve the rezoning of the property to allow for the residential development.
Aside from the Stonewall Farms proposal, the Village Board also tabled a cost-of-living adjustment for non-represented employees, which would increase wages by 2% for 2022. The adjustment was approved in the village’s overall 2022 budget but was tabled to allow trustees time to review all related information before taking action. Additionally, the Board approved a small land donation of 337 square feet to Paramount Plaza by Mueller Hotel LLC.
